Thank you for visiting our consultation website. This website is intended to provide an online consultation, to inform you about the emerging proposals by CA Student Living (the Applicant) for purpose-built student accommodation at Yeaman Place, Edinburgh. The site location is outlined in red on the plan below.  

The site is located at Yeaman Place Lane, which sits to the rear of the existing buildings on Yeaman Place, Dundee Street, and Murdoch Terrace. The site is currently used as a scrap yard and is occupied by a number of low-quality office and storage buildings. Two of these existing buildings currently border the Union Canal, blocking a potential access point from Dundee Street and Yeaman Place to the Union Canal.

The wider surrounding area is predominantly high-density residential, with a range of services and amenities close by, including shops, offices, cafes, a library and restaurants. The Dundee Street local centre is immediately adjacent to the site and the Fountain Park Leisure / Shopping Centre is less than a minute’s walk away. The city centre is also approximately twenty minutes’ walk from the site.

The Applicant is seeking to bring forward a purpose-built student accommodation development at the site. The proposals comprise the erection of four new buildings, with the largest block at the corner of Yeaman Place and the Union Canal proposed to be six / seven storeys in height with upper floor setbacks. There are two smaller blocks proposed at three storeys in height arranged linearly within the site; and a five-storey block (with upper floor set backs) is also proposed at the south east of the site fronting the Union Canal.

The development will enable a new pedestrian and cycle route to be provided through the site, linking the Union Canal to Dundee Street. A new stepped access is also proposed from Yeaman Place to the Union Canal. Providing these much-needed connections will benefit not only future residents of the development but also the wider surrounding community.

The development will also provide external and internal amenity spaces, access, cycle parking and landscaping. The initial proposals have been developed in accordance with City of Edinburgh Council policy and guidance, taking account of the characteristics of the site and surrounding context.
